Scotland’s largest social housing development featuring modular construction is due to begin very soon. The project will cost £9.8m, and provide South Ayreshire with 63 affordable homes by Autumn 2022. The project is being carried out jointly by Irvine Housing Association – part of The Riverside Group – and Connect Modular, a division of The Wee House Company.

The latter specialises in modular construction, and designs and fabricates all houses in its Ayrshire factory. The whole process will be speeded up with this method of production, as 90% of the houses will be completed before leaving the factory. This includes kitchens, bathrooms, glazing, electrics and plumbing, allowing faster occupancy.

These 63 houses will be part of a 250 home development on the site, with affordable homes available for customers of Irvine Housing Association. Three bedroom houses, one bed flats and two bed bungalows are planned to suit a range of living space needs. Irvine Housing Association has a portfolio of 2,000 homes covering North and East Ayrshire, Galloway and Dumfries, but this will be their first South Ayreshire project.

The use of modular construction improves build quality and means homes will be available for occupancy earlier. Irvine Housing’s willingness to embrace this evolution in construction has been key to the scale of the project. We are delighted that they have partnered with us, a Scottish manufacturer, to provide Scotland’s largest modular affordable housing development.

Housing and community wellbeing portfolio holder for South Ayrshire Council, Councillor Philip Saxton said: “This is fantastic news for Dundonald and South Ayrshire, as we look to expand affordable housing. We will be able to allocate all 63 of these homes to people on our housing waiting list, I look forward to the start of works.
